Using dotloop you will fill out and send to your client to complete an agency agreement and disclosures.
Agency Agreement
You have options as for which agreement you can use, but you must use the Kale agreements. Not the association agreements. If you do not use the Kale agreement you will be asked to get the proper agreement.
Agency agreements are found in dotloop under templates. Once you click templates you will click KALE REALTY DOCUMENTS.
Agency agreements you can use;
- Kale Notice of Designated Agency—This is the minimum requirement of Illinois state law, and you should present it at “first significant contact.” What does that mean? Usually, the first time you meet people for a showing, or just prior to that, signed electronically. The Notice of Designated Agency simply informs customers that you are the agent that Kale Realty has designated to work with them. It does not establish an obligation on the customers’ part to work with you. Occasionally, people will refuse to sign the Notice of Designated Agency. In that case, just put the document in the loop and note the date on which it was presented to the customer. Please note that the presentation of the Notice of Designated Agency does establish an agency relationship with the customer; fiduciary responsibilities apply. You may have customers sign a Buyer Agency Agreement subsequent to signing a Notice of Designated Agency, as the agent-client relationship progresses.
- Kale Exclusive Buyer Agency Agreement – Select this agreement if your clients are working ONLY with you. The Exclusive Buyer Agency Agreement defines your expectations as to compensation and details your clients’ responsibilities to you as their agent. If your clients are working with multiple real estate brokers simultaneously, choose the Kale Non-Exclusive Buyer Agency Agreement.
- Kale Non-Exclusive Buyer Agency Agreement – Select this agreement if your clients are working with you AND other agents simultaneously or want the option to work with multiple agents. You might also use this agreement if your clients are working with you in one area and another agent in an area that you do not serve (e.g. city and suburbs). Do NOT choose this if your clients are working only with you—instead, choose the Kale Exclusive Buyer Agency Agreement. Like the Exclusive Buyer Agency Agreement , the Non-Exclusive Buyer Agency Agreement defines your expectations as to compensation, and details your clients’ responsibilities to you as their agent.
Disclosures
You must have all disclosures signed and uploaded into dotloop prior to a listing being activated on the MLS.
The following disclosures can be found under templates. Once you click templates you will click KALE REALTY DOCUMENTS. Both of the disclosures listed below are required for each buy-side transaction.

Once you have the agency agreement and disclosures completed, please remember to “submit for review” in dotloop and our team will make sure that they’ve been completed properly.
